The Anambah to Branxton plan is on exhibition until 6 October. Four other Maitland consultations close before it

We covered the Anambah to Branxton structure plan on the night the councils voted to exhibit it. The exhibition has since opened, and it runs to 6 October 2026. That is the longest window Maitland City Council currently has open, and it is not the one closing first. Four others close before it, the earliest on 10 September. Councils publish what they want your view on, and then the window shuts. Maitland runs its through an engagement site, and the useful thing about it is that every project page states a closing date and a time. The unhelpful thing is that the front page sorts by when an item was last updated, not by when it closes, so the thing shutting first is not the thing at the top.

Here is the order that actually matters.

Each of the first four closes at 11:59 pm on the date shown, which is the council's own wording on each page. The structure plan is stated as an exhibition period rather than a deadline time.

The structure plan, now that it is actually open

We reported on 17 August that the state was going to plan the Anambah to Branxton growth area and then did not, so three councils did it themselves. That was written on the day of the votes. The council's project page now records the outcome: at its meeting of 18 August 2026, Council resolved to place the draft structure plan on public exhibition from Monday 24 August to Tuesday 6 October 2026.

One line on that page is worth repeating, because it is the thing most likely to be misunderstood about a structure plan: it does not rezone land, approve developments or change current planning controls. It is a framework for how growth is to be managed, and the rezonings and approvals come later, separately, each with their own exhibition.

Feedback is not only a written submission. The page carries a short survey and a channel to put a question to the project team, both open.

Two AURA items have already closed, and one is being read now

The Anambah Urban Release Area sits inside the same growth corridor and is further along, which is why two of its consultations are already shut.

The draft Precinct 2 Plan for AURA closed on 28 August 2026, the day before this was written. If you meant to comment on it, you have missed it.

The other is more consequential and is the one to watch for what comes back. Maitland exhibited a draft planning agreement between the Council and DB20 Pty Limited, the developer, and submissions closed on 7 August 2026. The council's page lists what the developer would provide: land and construction works for the Western Link Road from Wyndella Road, land and works for internal roads, land and works for parks, open space and recreation areas, construction of off-road cycleways, and a financial contribution towards local infrastructure under a future AURA contributions plan. It applies to a staged development of homes, commercial development and supporting infrastructure, and the page links it to four development applications: DA 2025/486, DA 2025/1120, DA 2026/111 and DA 2026/248. The council states the agreement was prepared in line with its Planning Agreement Policy and section 7.4 of the Environmental Planning and Assessment Act 1979.

Planning agreements are how the public infrastructure in a new suburb gets paid for, and they are negotiated between a council and a developer before most residents have heard of the estate. The exhibition is the one point at which anyone else gets a say. That point has passed for this one; the council's page now shows it as under review, meaning submissions are being considered.

How to check this yourself

The dates above will go out of date, and the fastest way to check any single item is the project page rather than the front page: each one carries either Open until or Closed on with a date and a time, which is unambiguous. The front page groups items into open, under review and closed, and on the day we looked that grouping was accurate, with the Precinct 2 plan still shown as open on the day after it closed. A one-day lag on a page that updates itself is worth knowing about rather than complaining about; the project page is the authority.
